Beşiktaş and the wider Bosphorus corridor remain the benchmark for prime residential value, with strong resale liquidity and constrained new supply. Levent and Maşlak carry the commercial and mixed-use premium, driven by the finance district.
Kadıköy on the Asian side continues to draw young professionals and rental demand, with a lower entry price than the equivalent European-side neighbourhoods. For buyers prioritising space and privacy, Sarıyer and Zekeriyaköy offer villa stock inside gated communities with forest frontage, at a materially lower price per square metre than central apartments.
Whichever district you are considering, ask for the service charge history and the last three closed sales on the same street — asking prices alone tell you very little about what a property is actually worth.
