Foreign nationals from most countries can buy residential and commercial property in Turkey in their own name. You will need a Turkish tax number, a valuation report from a licensed appraiser and a notarised translation of your passport.
Budget roughly 6–8% of the purchase price in total costs: the 4% title deed transfer tax (often shared with the seller), the mandatory appraisal, notary and translation fees, and the agency fee. A cash purchase with a clean title typically takes four to six weeks from offer to keys; add three to four weeks if you are financing.
The single biggest risk for overseas buyers is skipping the zoning and title check before paying a deposit. Buildings with incomplete zoning records exist in every district — a licensed advisor should tell you which category a property falls into before you make an offer, not after.
